Is location as important in a small town?
We are looking at houses in town and plan to live here for at least five years. The town is very small, with only about 5,000 people. I know in real estate, location is extremely important, but is it still as important in such a small town? We're considering a home that is about 3 minutes outside of the main part of the town, in an older subdivision (with gravel roads). Could it be more difficult to sell this home later on?

- There's way too many factors involved to be able to say! Is the town a thriving town? Is the older subdivision full of dodgy people? Are there any natural features that make it desirable, e.g. rivers, views, fields, etc? Is it going to get flooded in a decent downpour? I live in a small town too and in the curent climate in some areas houses still get snapped up as soon as they go on the market.... in other areas some houses have been for sale since I moved here (a year ago). Do your research I guess.
- Live in a small town. Those homes in the village are less desirable. People want homes with acreage and not have to put up with hearing their neighbors cough. Village homes sit on the market for years. Anything with 5 acres or more is gone in about 9 months.
- I bought a home on gravel roads and will never do it again. people drive by and the dust gets into everything inside and outside your home, the dirt is never ending and the roads turn to mud every spring and all summer when it rains. We were told they would pave all the roads when all the houses were built and sold, then 3-4 years later he sold the last 2 lots and split. All summer long the 4 wheelers fly up and down the roads and when it's dry but windy more dust. will never own another house on gravel roads.
