  1. Hi there, I am a full time Realtor in Cape Coral/Fort Myers since more than 20 years. Cape Coral does not have good or bad areas - all depends on your requirements. Cape Coral offers a lot. If you are a boater and would like to take your boat to dinner, fishing or to the beach, the most disireable areas are East of Chiquita Blvd, South of Cape Coral Parkway and everything east of Del Prado towards the River. All of those properties offer easy access to the Gulf of Mexico and you don't have to go through a lock or lift to get out to the ocean. Most of those properties offer even Sailboat Access, that means there are no low bridges on the way out. Of course those properties are priced higher than others - even so you can find quiet a few "good deals" in those areas and also older homes which are priced lower than the brand new ones in those areas. Then you have other Properties, also on canals with access to the Gulf of Mexico - however the distance to the gulf is further, sometimes you have to go through a lock or lift to get out with your boat. Pricewise they are lower than the properties mentioned above. Cape Coral offers also properties on Fresh Water Canals with no access to the ocean but with access to several nice freshwater lakes. You can find homes directly on or in Golf Courses and then you can find very nice homes off water. Most properties in SE Cape Coral have central/city water and sewer, some proprties in SW as well and a few properties in NE or NW Cape Coral. The city of Cape Coral plans to have the whole city on central water and sewer until 2020 however right now those plans are stopped for the next 2 years. SE Cape Coral has city water and sewer since several years and all those assessment fees are paid. If you buy a property on well and septic you need to know that somewhen in future the city will put in City Water and Sewer and all property owners in this area will have to connect to those services. The current assessment and impact fee plus connectionfees is approx. $25,000 per home. The city offers 3 payment options: 1) you can pay everything at once and receive a discount 2) you can pay in installments over a few years 3) you can pay those fees with your property taxes every year for a certain amount of years. Now there are also properties which just got city water and sewer (before the city put a halt on the project) Should you purchase one of those homes, in a lot of cases there will be unpaid assessments - in this case it is very important to negotiate those assessments with the purchase price before closing on this property. All in all Cape Coral is a very nice City to live in - no matter which area - a good and bad area for you depends on your desires and criteria.
